Property Payment Control Checklist
Every transfer should be tied to the exact property, payer, beneficiary, currency, purpose and contract milestone. A bank receipt is useful only when those elements reconcile with the transaction file.
A change in beneficiary name, IBAN, bank, amount or payment instruction after approval is a new control event; independently reconfirm before sending funds, especially when the change arrives by message or email.
Do not confuse different evidence: DAB shows a regulated currency-conversion step where applicable, while seller-payment evidence proves a separate movement of funds; both must be reconciled when the transaction requires them.
Before every payment ask what has changed since the previous one. Recheck the beneficiary, account, reason the amount is due and the status of the condition that releases it. A title-transfer payment is not controlled in the same way as a reservation deposit or a post-handover amount; each needs different release evidence. Where official fees are paid through e‑Tahsilat or another government channel, retain the official reference separately from the sale price transferred to the seller.
Do not act on a transfer request received through a new communication channel without independent verification, especially where it combines urgency with a changed account name. Reconcile cumulative transfers to the agreed price, retained amounts and written amendments so multiple payments do not hide an overpayment or shortfall. At closing produce one reconciliation ledger showing date, sender, beneficiary, purpose, bank reference and the condition satisfied before each payment. That ledger becomes the link between the contract, receipts and registration result.
If part of the price is retained pending a mortgage release or delivery of a document, define the retained amount, holder and release evidence precisely. Avoid a vague condition such as “after procedures are completed”; name the record or document that proves completion so the retention itself does not become a post-transfer dispute.
Payment control should connect beneficiary, amount, property and contractual milestone in one evidence chain. A late change of bank account or payee requires fresh confirmation through an independently verified channel before funds are released.
