Spring: find winter damage before summer operation
Check moisture marks and leaks around windows, ceilings and balconies, air-conditioner drains, visible waterproofing and unusual water readings. If the source is a common roof, façade or riser, open the issue with building management rather than repairing only the symptom inside the unit.
Before summer: test cooling and drainage
Run air-conditioning before heat waves and check drainage, filters and abnormal noise according to manufacturer or technician guidance. Keep balcony drainage clear, and connect these checks to the vacancy-inspection plan if the property will be empty.
Autumn: prepare heating and rain protection before the first failure
Check the heating system appropriate to the property, valves and thermostats, then review windows and roof or balcony drainage before the wet season. Work on central systems or common roofs should be coordinated through building management.
Winter: watch moisture and leakage
Compare condensation and humidity between rooms, monitor heating operation under its instructions and inspect after strong rain. Do not leave a small leak unresolved; low ventilation or vacancy can magnify the damage.
Some annual dates are not seasonal
DASK lasts one year, so renewal follows the policy date. The Ministry of Industry and Technology states that elevator periodic inspections must be performed at least once a year by an A-type inspection body; check the building elevator’s status with management. Fire-safety inspections depend on the building and current rules, so do not invent one universal date.
Add a chimney task only where a chimney exists
Istanbul Fire Brigade publishes authorized chimney-cleaning companies. If the property or building has a chimney requiring service, verify an authorized provider before the use season; do not add the task to a property that has none.
Close the season with cause and cost records
After repair, keep the invoice, dated photos, work date, warranty and identified cause, including whether it is inside the unit or a common part. This history exposes recurring faults and prevents repeated cosmetic treatment of the same cause.
Should DASK renewal be tied to a particular season?
No. The policy lasts one year, so the correct calendar date is that policy’s expiry even if it falls in mid-summer or winter.
