Taxes that depend on year and owner status
A property tax file is not proved by one receipt. Municipal property tax depends on the tax value, property category and location, and GİB states that values calculated for 2026 are subject to a specific cap relative to 2025 values; obtain the current value and debt position from the competent municipality when it matters rather than carrying an old figure into a new year. Good buyer questions ask for a specific document, number or date, not an unsupported yes/no answer. A buyer should also ask whether there has been a recent acquisition, subdivision, unit conversion, building completion or other change that should have been reported to the municipality, because a clean-looking old receipt may pre-date the event that changed the tax file.
Keep the municipal tax review separate from title-transfer fees and from income tax. Property tax is administered through the municipality under the Property Tax Law, while deed fees and income-tax consequences follow different rules and authorities. If the seller claims an exemption, reduction or zero-rated treatment, ask for the legal basis and the municipal record showing how it was applied to this exact taxpayer and property. An unexplained arrears balance, a taxpayer name that does not match the ownership history, or a declared value that cannot be reconciled with the current municipal record should remain open until the municipality confirms the position.
