Real estate investment in Türkiye: evaluating returns, risk and financing 1. Define the investment objective. Decide whether the property is intended for rental income, long-term appreciation, personal use or resale. Set a holding period, target liquidity and a maximum affordable cash outlay before comparing listings. A high advertised yield is not a substitute for verified rental evidence. 2. Build a complete acquisition budget. Start with the negotiated purchase price, then separately record title-transfer costs, applicable taxes, professional checks, valuation, financing charges, insurance, initial repairs and a contingency. Confirm current rates and the allocation of each cost with the relevant authority and transaction professionals; do not assume that marketing examples represent the final payable amount. 3. Calculate gross and net rental yield separately. Gross yield = annual contracted rent / total acquisition cost × 100. Net operating income = rent actually collected minus vacancy, recurring property expenses, owner-paid maintenance, management, insurance and applicable operating charges. Net operating yield = net operating income / total acquisition cost × 100. Keep loan interest and principal separate when comparing unlevered property performance with cash flow to equity. 4. Example for method only, not a market forecast: a property costing 200,000 monetary units in total produces 15,000 in annual contracted rent. Gross yield is 7.5%. If vacancy and operating expenses total 4,000, net operating income is 11,000 and net operating yield is 5.5%. If annual debt service is 8,000, cash flow before personal taxes and extraordinary capital expenditure is 3,000. Replace every assumption with documented transaction-specific figures. 5. Stress-test the investment. Recalculate cash flow with lower occupancy, slower rent collection, a major repair, increased borrowing costs, currency movements and a longer selling period. Keep an emergency reserve and check whether loan repayments remain affordable without relying on immediate rent or resale proceeds. 6. Perform property due diligence. Match the seller, parcel and independent unit to current title records; investigate mortgages, liens, restrictions, occupancy, permits, building condition and earthquake-related engineering questions with qualified professionals. Check lease terms, tenant obligations and unpaid operating charges before closing. A listing description is not proof of legal or technical status. 7. Plan the exit before entry. Model selling expenses, possible taxes, repayment of outstanding debt, realistic marketing time and the effect of a lower selling price. Compare after-cost proceeds with the initial equity and subsequent cash contributions. Document sources, dates, assumptions and unresolved questions for each candidate property.
