Verifying rent payment evidence is more than finding a bank transfer that resembles the monthly rent. A reliable check connects each payment to a specific lease, rental period, known payer, authorised beneficiary and explainable date. This matters to tenants, landlords and buyers of tenanted property because a weak payment file can hide false arrears, unrecorded payments or a dispute over who actually received the money.

1. Start with the obligation, not the receipt

Read the lease and amendments first. Identify the rent amount, due date, currency, agreed account and every later change. Article 313 of the Turkish Code of Obligations places the rent-payment duty on the tenant. A receipt cannot be evaluated without knowing what was due. If the rent changed over time, build a dated schedule showing when each amount became effective and what document supports the change.

2. Verify payer and beneficiary identity

Compare the payer with the tenant or another person whose payment on the tenant’s behalf can be explained. Compare the beneficiary with the landlord or an authorised collection account. Payment by a spouse, company or agent is not automatically invalid, but the relationship should be documented. The warning sign is a transfer that cannot be connected to the tenancy or to an account that changed suddenly without verification.

3. Verify amount, date and rental period

The evidence should show how much was paid and when, and the ledger should identify the rental period covered. If one transfer covers two months or includes ancillary expenses, record the allocation. If the amount is lower than the contractual due amount, do not mark the month “paid in full” automatically. Record the difference as an outstanding, disputed or otherwise explained balance.

4. Check the transfer description and bank reference

A description such as “August 2026 rent — apartment …” improves traceability, but it is not the only test. Preserve the transaction number, beneficiary IBAN, account holder and value date. A cropped screenshot with no verifiable detail is weaker than a bank receipt or statement that can be connected to an actual transaction. If the document could easily have been edited, obtain a fuller source record when material.

5. Apply the current rent-payment documentation rules

The Turkish Revenue Administration’s official guidance on rent collections and payments, based on Income Tax General Communiqué No. 328 published on 17 October 2024, requires residential and workplace rent collections and payments within its scope to be documented through banks or PTT. The former TRY 500 housing threshold was removed. The official guide recognises documents generated through deposit, transfer, EFT, cheque, bank and credit card channels and internet banking as evidence in the circumstances described there.

6. Do not confuse proof of payment with proof of the debt

A bank receipt proves a movement of money, not by itself that the rent amount was correct, that an increase was valid or that a side charge was due. Those questions require the lease, amendments and due schedule. Conversely, the lease proves an obligation but not that the obligation was satisfied. A strong file combines both sides instead of asking one document to prove everything.

7. Treat cash and unusual payments carefully

If a party claims rent was paid in cash during a period in which banking or PTT documentation was required, do not mark it verified solely because an internal receipt exists. Preserve the evidence offered, but flag the method for legal and tax review under the Revenue Administration rules. The official guidance contains specific exclusions, such as certain payments made through court or enforcement channels or in kind; do not assume a cash payment falls within an exclusion.

8. Reconcile partial and late payments

Article 315 deals with default in rent and due ancillary expenses. When a payment is partial, record the original due amount, actual payment, remaining balance and date of each movement. Do not compress several months into a single unexplained arrears number. If a default notice was sent, link it to the periods and amounts on which the notice was based.

9. Separate rent, security and ancillary charges

A security deposit is not rent, and building or service charges are not automatically rent. Use separate ledger fields for each category. This prevents a deposit from being counted as rental income or an aidat payment from being treated as monthly rent. If a single transfer includes more than one category, preserve an allocation agreed or otherwise supported by the transaction records.

10. Test the chronology

Build a timeline from the lease start to the latest month: amount due, amount paid and running balance. Look for duplicated months, missing periods, payments long before the stated due date or transfers made after a beneficiary-account change. The pattern can reveal problems that no single receipt shows. Every document may be genuine while the sequence still contains a gap.

11. For a buyer, update evidence through title-transfer day

A buyer of a tenanted property should request a rent ledger updated through the transfer date. Identify prepaid rent and arrears and state how they are allocated between seller and buyer. Article 310 transfers the landlord position with ownership, but it does not automatically perform the financial settlement between the old and new owners. The closing memorandum should state the figures clearly.

12. State a verification result for each period

Classify each rental period as paid and evidenced, partially paid, overdue, disputed or unverifiable. Do not use a generic “paid” status when no independent evidence can be linked to the period. If one discrepancy affects the purchase price, a possession strategy or a legal claim, keep it as an open condition until resolved.
