When buying a tenant-occupied property, the buyer is not buying walls alone. The transaction also carries an existing rental relationship and an expected cash flow. Those expectations should be tested against payments that can actually be evidenced, not against a listing, a rent roll prepared for marketing, or a verbal statement from the seller. The questions below are designed to turn the rent file into a verifiable chronology of obligation, payment, arrears, security, notices and disputes.

Which lease version controls?

Ask for the signed lease and every later addendum or written amendment. A bank statement cannot be interpreted until the reviewer knows the amount due, due date, rent-adjustment mechanism and any separately payable charges. If two versions are labelled final, ask which one the parties actually performed and what evidence supports that conclusion.

Who is the tenant, who occupies, and who pays?

The contracting tenant, actual occupier and bank-account holder making payments may be different people. That does not automatically invalidate a payment, but the relationship must be explained. Ask for a stable mapping between the person legally liable, the person in possession and the person whose account generated the transfer.

Which account was authorised to receive rent?

Request the payment instructions that applied during the periods under review, not merely the seller's current IBAN. If the receiving account changed, ask when, why, by whom the tenant was notified, and how the new instruction was authenticated. A late account change is a significant control point because it can create both fraud risk and an apparent arrears balance even when the tenant paid in good faith.

Can every rental period be reconciled?

Ask for a month-by-month schedule showing the contractual amount due, amount received, payment date, source reference and remaining balance. Do not accept a single arrears figure unless it can be recalculated. Partial payments, advance payments, agreed rent-free periods, discounts and written settlements should each have their own explanation and evidence.

Is the transfer rent, security, aidat or another charge?

One bank transfer should not silently serve several accounting purposes. Ask how the seller distinguishes rent from the security deposit, common-expense contributions, utilities, damages or reimbursements. Misclassification can overstate rental income and simultaneously create a false arrears position.

Was payment made through an evidentially appropriate channel?

Review the payment route against the current tax documentation rules. GİB guidance concerning documentation of rent collections and payments through banks or PTT is relevant to the quality of the file. Ask why any cash payment, unusual transfer or third-party payment occurred and what contemporaneous evidence supports it.

Are any months missing or duplicated?

A blank month does not always prove default; the payment may have been posted with a poor description, offset under a written arrangement, or archived elsewhere. Similarly, two transfers in one month do not necessarily pay two months. Require each anomaly to be traced to the underlying transaction and contractual period.

Do the parties agree on the outstanding balance?

If possible, ask the seller and tenant separately what they believe is outstanding. Ask whether notices were served and whether mediation, litigation or enforcement has started. A seller's asserted receivable should not be valued as guaranteed cash when the tenant disputes the amount and the evidence is incomplete.

How will payment instructions change after the sale?

The closing file should identify the final rent attributable to the seller, the first rent attributable to the new owner, and the method for giving the tenant verified post-transfer instructions. The buyer should avoid causing premature payment changes before ownership or authority is established.

Does represented rent equal collected rent?

Compare contractual rent with actual collections over a meaningful period. Persistent delay, repeated concessions or a live dispute may reduce the economic yield below the marketed figure. If the purchase price is justified by rental income, the income assumption should be supported by a payment history that another reviewer can reproduce.

What should be delivered at closing?

Request the lease and amendments, payment ledger, source bank evidence or receipts, security-deposit record, material notices and communications, and any dispute file. Also request a closing reconciliation that states the balance as of the transfer date and identifies who retains the right to collect any pre-closing amount.

Buyer decision rule

The file is decision-ready when the contractual obligation, money movement, period, payer and beneficiary can be reconciled and a third party can reproduce the balance. If answers remain oral or contradictory, cure the gaps as a condition before release of funds or price the uncertainty explicitly. A material unresolved dispute should be reviewed by the appropriate legal professional before final commitment.

Is a bank statement alone enough to prove rent performance?

What if the seller claims arrears but has no monthly reconciliation?

Rebuild the balance period by period from the lease and source evidence, separating confirmed from disputed amounts before valuing it.

Should the last seller rent and first buyer rent be identified?

Yes. The closing reconciliation should state the cut-off date, balance and verified new payment instructions after transfer.
