A property location should not be ranked by price appreciation alone. Compare the exact unit on net rent, vacancy, aidat, building quality, future supply, legal status and the depth of the resale buyer pool. The areas below are research markets, not automatic buy recommendations.
What each market needs to prove
- Başakşehir: family demand, metro/road access, new-project supply and service charges at project level.
- Beylikdüzü: entry price versus realised rent, commuting access and the volume of competing new/second-hand stock.
- Basın Ekspres corridor: office/residential mix, transport, tenant profile, project density and commercial vacancy.
- Antalya: distinguish local long-term demand from tourism/seasonal demand; verify short-stay rules before underwriting that income.
- Ankara: employment-led rental demand, public/private job nodes and typically lower tourism dependence.
- Trabzon: test local depth separately from foreign-buyer cycles and seasonal demand.
- Bursa: connect residential demand to industrial employment corridors and local transport.
- Sakarya/Sapanca: hospitality/villa economics require seasonality, operating cost and zoning checks, not only weekend prices.
- Alanya: foreign-buyer and tourism demand can support liquidity, but seasonality, aidat and regulation matter.
- Izmir: evaluate district by district; coastal premium, employment access, building age and seismic/building quality can change the case materially.
Calculate net yield before discussing appreciation
Start with achievable annual rent, subtract realistic vacancy, aidat, maintenance, management, insurance, tax and refurbishment reserve, then compare the resulting net yield with the full acquisition cost. Treat appreciation as a separate scenario, not as a guaranteed part of rental return.
Exit liquidity is a purchase criterion
Ask who is likely to buy the unit later: local end user, investor, foreign buyer or a narrow niche. Compare transaction evidence, days-on-market where available, competing units and price dispersion. A unit can sit in a strong city yet be illiquid because its plan, dues, legal file or price is wrong.
