A useful opportunity list is a research queue, not a promise of returns. In Türkiye, the same sector can produce very different outcomes depending on customer contracts, imported-input exposure, location, working capital and the quality of execution.
Where the 2026 opportunity set is strongest
- Export manufacturing: screen supplier depth, energy intensity, imported inputs, customer concentration and confirmed export demand before adding capacity.
- Logistics and warehousing: test corridor access, tenant quality, occupancy, lease indexation, fit-out cost and replacement supply.
- E-commerce and e-export: model customer-acquisition cost, gross margin after returns, fulfilment, marketplace commissions and foreign-currency receipts.
- Software and AI: focus on recurring revenue, retention, cloud/GPU cost, product defensibility and the ability to sell outside Türkiye.
- Energy efficiency and renewables: separate regulated generation projects from efficiency services and verify connection, offtake or measurable savings.
Service, property and food opportunities need different tests
- Tourism/hospitality: analyse ADR, occupancy, seasonality, operator terms and refurbishment reserve.
- Health tourism: licensing, referral channels, patient acquisition, clinical governance and reputation matter more than headline demand.
- Income property/development: use net yield, supply pipeline, zoning, financing and resale liquidity rather than price appreciation alone.
- Agriculture/food processing: inspect water, input volatility, cold chain, export standards and contracted demand.
- M&A: rebuild EBITDA, working capital, tax exposure, owner dependence and customer concentration before applying a multiple.
Turn the shortlist into a go/no-go process
Shortlist only opportunities whose demand can be evidenced and whose legal route is clear. Build a base, downside and delay scenario; reserve working capital separately from acquisition CAPEX; identify the documents that would invalidate the thesis; and define the likely buyer or refinancing route before investment. The best opportunity is the one that remains investable after these tests—not the one with the highest advertised ROI.
