How do you know that “tenant occupied” is still current?
An old lease or a previous listing is not enough. Obtain recent evidence of actual possession: is the tenant still using the unit, is rent still being paid, is there renewal or termination correspondence, and who controls the keys? If the seller says the tenant has left, look for contemporaneous handover evidence such as key return and final meter readings rather than changing the property status from an oral statement alone.
Conversely, expiry of a written lease term does not automatically mean that the unit is vacant. The relationship must be read under the Turkish Code of Obligations and against current facts, including any notice, dispute, mediation or court process. If the buyer will acquire a tenanted property, refresh the lease file, payment history and latest correspondence before signature so the buyer understands the relationship that will continue after ownership changes.
The freshness review is complete when the file states who occupies the property now, on what basis and which dated evidence supports that conclusion. Any conflict between the lease, party statements, payments and inspection remains visible until it is resolved.
If a property manager or collection agent was involved, confirm that its authority has not ended; a recent receipt from an agent does not by itself prove that the agent still represents the landlord today.
