Choosing a family home by real school access
A school that appears close on a map is not automatically the school a child can attend. Türkiye’s Ministry of National Education explains that registration for specified public-school entry grades is based on residence-address data in MERNİS and processed through e-Okul, with families able to query the registration school allocated to their address. A property should therefore be tested using its precise official address, not merely the project or neighbourhood name. Before committing to a home because of one school, verify the e-Kayıt result and the rules for the relevant academic year because catchments and procedures can change.
Fieldwork starts at the building entrance rather than with straight-line distance. Walk the route during school arrival and departure: are pavements continuous, crossings visible and roads manageable for the child’s age? Does the route cross a major road or construction area? If the plan relies on a school servis, confirm the actual pickup point, time and cost with the school or operator rather than assuming every compound is served. Families using public transport should map real bus, metro or rail connections and a backup route.
Distance alone does not describe the school run
Test three daily scenarios: walking, car/school bus and public transport. A ten-minute weekend drive can become a forty-minute school-hour journey where gates, parking and parent traffic create bottlenecks. Visit on a weekday morning and afternoon and listen for playground or bus noise if the unit directly borders school land. For older children, test the return route in winter or after dark for lighting, pedestrian activity and places where assistance is available.
Choice diversity matters for a family staying several years. Map suitable public, private and international schools by age and curriculum, but do not treat a “3–5 km radius” as a legal rule; it is only a practical search tool. Confirm admissions, fees, teaching language, transport and progression to the next school stage. A location that works perfectly for primary school can become inconvenient at middle or secondary level.
Property-value claims require local evidence
Older material attached to this record mentioned generic percentage premiums for reputed school areas. A fixed premium should not be treated as a market rule without dated local evidence. When school access is used in valuation, compare actual transactions in the same micro-market and separate the effect of the specific catchment, walking route, building quality and transport. The best family-home conclusion is not “nearest to a good school,” but an address with a verifiable registration position, an acceptable daily journey and realistic education alternatives if family needs change.
