2026 filing dates and evidence readiness
For capital gains earned in 2025, GİB’s 2026 guide states that income tax assessed through the annual return is paid in two instalments: the first, together with stamp tax, by 31 March 2026 and the second by 31 July 2026. Those dates belong to 2025 income; a later disposal must be matched to the GİB calendar for the relevant income year rather than copying the same dates forward.
Readiness is not simply access to Hazır Beyan. The file should already establish the acquisition date and method, sale date, acquisition cost, applicable indexation, annual exemption and supported allowable costs. An unresolved input can change the taxable gain even when the filing window is close.

Should the same dates be assumed for a 2026 disposal?
No. Use GİB’s filing calendar applicable to 2026 income rather than copying the 2025 schedule.
Before filing or paying, assign the acquisition document, sale document, deductible-cost evidence and the official tax-year guidance to one responsible reviewer; a missing acquisition date or unsupported cost can change the gain calculation even when the statutory deadline itself is known.
Deadline readiness should be tested against the actual disposal year and transaction documents; a complete file for an earlier year does not establish reporting or evidence readiness for the current disposal.
Deadline readiness means the tax file can be completed with the correct acquisition and sale dates, cost evidence and current-year guidance before the filing or payment step becomes urgent. Missing invoices or an unresolved acquisition method should be escalated early rather than guessed at the deadline.
Deadline readiness depends on having the acquisition date and cost basis, sale date and proceeds, supporting expenses and the correct tax-year guidance available early enough to resolve discrepancies. If an invoice is missing, ownership was acquired by a method requiring special treatment, or the dates in title and payment records differ, the issue should be clarified before the declaration or payment deadline rather than estimated at the final filing step.
Making a property-sale gain file ready for the tax deadline
Before the filing date approaches, fix the acquisition date and method and the disposal date. The five-year rule for Turkish capital gains on certain real property depends on the actual acquisition/disposal chronology, not simply on the fact that two calendar years are different. Assemble the purchase and sale deeds, title fees, invoices and expenses that may lawfully enter the cost calculation, together with any evidence affecting acquisition cost. Recompute the position under GİB rules for the year of disposal, including the exemption published for that year and indexation conditions where applicable.
The filing deadline follows the year in which the gain arose. A disposal completed in 2025 entered the filing cycle publicized in 2026; those dates should not automatically be copied to a disposal completed in 2026 before the calendar for that later cycle is confirmed. The owner should know in advance whether a filing is expected, who will perform the calculation and which missing document could materially change the taxable gain. Waiting until the final days to discover that acquisition cost or a paid charge cannot be evidenced creates avoidable tax risk.
Keep this file separate from the title-transfer charges paid at sale and from annual municipal property tax. Those amounts may be relevant evidence or separate obligations, but they are not themselves the tax on the disposal gain. Deadline readiness means the chronology, calculation, annual exemption, supported costs and resulting payment can all be reproduced from primary documents before filing day.
