Commute time should be measured door to door
Distance to a station is not enough. Record walking time from the building to the entrance actually used, waiting, transfers, in-vehicle time and the final walk to the destination. Use Metro İstanbul maps to establish operating lines, but test the real journey during work hours in both directions. Note barriers such as steep grades, highways, unsafe crossings or a station entrance located on the opposite side of a large junction.
Reliability matters as much as the average. Test an alternative if the main line fails and compare bus, metrobüs or driving options and the burden of multiple transfers. For a daily office or school trip, convert the time difference into annual hours rather than using the vague label “central location.” A future line should remain a separate potential improvement and should not be included in current commute time until it actually operates.
Real commute time is a distribution, not one map number
Test representative journeys: workday morning, evening and weekend, and include walking, waiting and transfers rather than vehicle time alone. Build an alternative route for failure of one line and note taxi/private-car cost where public transport ends early. A family may need school or childcare journeys; an investor should test employment clusters relevant to the expected tenant. Two districts should not both be labelled “20 minutes to metro” when one route depends on an infrequent feeder bus, difficult slope or a transfer that materially increases variability.
Commute time should be measured door to door at the hours the occupant will actually travel, including walking, waiting and transfers; distance to the nearest station alone is not a commute measurement.
